• How do I book?
    • You can book online using our online booking service, by telephone on 0121 554 7213 or in person by coming along to Hamstead Campus (from 9am to 12pm and 1pm to 5pm Monday to Friday) and speaking to a member of our team.

  • Is a reservation fee payable when I book?
    • A £150 reservation fee is payable when you book your room. This is not an additional cost to you though if you go ahead with your booking as once your tenancy begins this fee is credited to your rent account and so is deducted from your first rent instalment. You can pay by cash, cheque, credit or debit card in person at Hamcam , credit or debit card payments can also be taken over the phone. If you are booking online you can pay using Paypal or contact us for bank details.  We do not take a security deposit from you.


  • Are there any other charges?
    • No. Here at Hamcam we don’t take a deposit so the only charge is the reservation fee which is refunded when your tenancy begins.

  • What does my rent include?
    • Your rent includes heating, hot water, electricity, contents insurance with Endsleigh (terms and conditions apply) and 10MB broadband, including IPTV.

  • Do you take a deposit?
    • No. However, your room will be inspected on a termly basis and charges may be made for any damages not considered to be reasonable wear and tear.

  • Do I have to pay Council Tax?
    • No. Registered, fulltime students are exempt from paying Council Tax. You will need to provide proof of your student status upon application or on arrival. This should be handed to our Sales Team in the Marketing Suite.  Only full-time registered University students are able to live at Hamcam.

  • Can I book with my friends?
    • We have a range of accommodation available including 2 bed and 5 bed flats.  If you book as a group, you are guaranteed to live with your friends, as long as you book early as our accommodation is allocated on a first come first serve basis.

      If you want to live in the Hall, you may register up to 5 names of others that you would like to live near. We will do our best to accommodate your requirements but cannot guarantee you will be able to live near all those listed. The best way to make sure you will get to share with your friends is to book early.

  • Can I choose where I live at Hamstead Campus?
    • Hamstead Campus offers a range of accommodation types. If you have a preference as to where you would like to live please indicate this at the time of booking and we will do our best to accommodate you. Accommodation will be allocated on a first come first served basis so book early to avoid disappointment!

  • Can I apply if I am a part-time student?
    • All students who meet the following council tax exemption definition can apply to live at Hamstead Campus:
      "You will usually be considered a full-time student for Council Tax purposes if you are enrolled to attend a course of education lasting for at least one academic or calendar year and which you are normally required to attend for at least 24 weeks out of the year and study for at least 21 hours per week during term time."

  • Can I apply if I am under 18?
    • We are able to accept applications from under 18s in limited circumstances. Please contact us for further information.

  • I only have a conditional offer from my university, can I still book a room?
    • Yes you can!  If you do not receive the grades to be accepted by your chosen university then your booking fee is refundable in full.  We will, however, require a letter from the University confirming the withdrawal of the place in order to process the refund.

  • What happens after I book?
    • Once we have received your application and reservation fee, we will check the information received, credit check your guarantor (if applicable) and discuss with you any further information which may be required.

      Once the process is complete, we will confirm by email that your room is reserved.  We will then contact you again with your tenancy agreement and moving in information.

  • How long is my contract?
    • We offer the option of a 43 or 51 week contract.  A  3% discount off the weekly rent is offered on 51 week contracts.

  • Can I move in before my course starts?
    • If you need to move in early we will do our best to accommodate you. If we are unable to accommodate you in your own room because of refurbishments and upgrades usually carried out during the summer months we will may be able to offer you a temporary room until yours is ready. Additional rent will be payable.  Please contact us for further information.

  • Can I stay after my contract has expired?
    • You may extend your stay at Hamstead Campus into the summer months if you wish once your standard contract has expired. 51 week contracts expiring in early September cannot be extended - a new tenancy for the following year must have been agreed in advance. Please visit the Accommodation Office for details.

  • Can I move out early?
    • You can move out whenever you wish but you (and your guarantor) will remain liable for the full fixed term of the tenancy and you will still need to pay the full rent until the end of the agreement.

  • How do I pay my rent?
    • We offer a 1% discount if you pay your rent in 1 instalment at the start of your tenancy. Alternatively you may pay in 3 termly instalments. A Guarantor is required for this. The first payment can be paid by bank transfer, cash, cheque, credit or debit card and must be paid before you receive keys and move in. The second and third instalments are collected in January and April.  

  • What is a guarantor?
    • If you wish to pay your rent in 3 termly instalments you will need a guarantor. Your guarantor is liable to pay the rent due under the tenancy contract if you don't pay. Hamstead Campus requires that a Guarantor is a permanent UK resident, in employment and has no CCJs registered against them.

  • What happens if I miss a direct debit payment?
    • A charge of £15 will be made if a Direct Debit payment is returned "unpaid" by your bank.

      If you have any concerns about paying your rent, please contact the Accommodation Office immediately.

  • Do I need a TV licence?
    • You need a TV licence if you watch or record television programmes as they're being shown on TV - online, on a TV, or on any device (even a laptop). There is a large television room in the Hall which is available for all students to use for which you will not need to purchase a TV licence.   • Is insurance included with my contract?
    • Yes. We provide insurance cover via Endsleigh Insurance Limited free of charge. This cover includes insurance against theft and fire damage. This cover can be extended to cover accidental damage if you wish. Details of how to register are included in your welcome pack. Terms and conditions apply and the standard cover included is subject to limits and to exclusions.

  • What's in my room?
    • Your room is equipped with a bed with mattress and mattress protector, a wardrobe, a set of drawers, a desk, a chair, internal phone, bin and notice board. You will need to bring your own bedding and towels.

  • Is there an internet connection in my room?
    • Yes. All rooms have a 10mb connection. Up to three appliances may be connected to the internet per room. There is also an option to upgrade to a 20mb connection for a charge of £60 for the year.

  • What's the internal phone for?
    • The internal phone provides free calls to any of your friends living at Hamcam.  It also allows you to call the Accommodation Office or Security if you have an emergency or query.

      The internal phone does not accept external calls.

  • Can I smoke?
    • No. Hamstead Campus Limited operates a non-smoking policy in all buildings.

  • Can I bring a pet?
    • No.

  • Will my room be cleaned?
    • No. It is your responsibility to keep your room clean and tidy and not to cause any damage beyond what might reasonably be considered 'wear and tear'. 

      In the Hall kitchens and bathrooms will be cleaned every day (Monday – Friday) by our team of onsite cleaners. You must do your own washing up.

      In the flats, the block communal areas only will be cleaned by our team, the flats are the responsibility of the residents.

  • Can I swap my room?
    • In some cases it may be possible to swap or change your room subject to availability once you have moved in. A £75 administration fee will be applicable. To find out if it is possible for you to change room, please contact the Accommodation Office.

  • Is there a laundrette?
    • There is a 24 hour, coin operated laundrette on site with both washing machines and tumble driers. It is cleaned each day by our team of cleaners. A wash and a dry cost £1 each.

  • Are there social facilities on site?
    • TV room - A television room is available for residents to enjoy 24 hours a day, 7 days a week. With a 50" screen and plenty of comfy sofa space we're sure you'll agree it's a great place to relax when you're not partying or studying.

      Common room - The huge 19th Century common room located within the central area of Hamstead Hall is a great space for many things. Bookable 48 hours in advance for private use it is a great place for fund raising events or large study groups. It is also available at any other time for general use, perhaps you need more space for course work or want to chill out somewhere without the TV on, whatever you want to do the common room is available for you all day, every day. The common room has a wifi hotspot to allow access to the internet.

      Study Rooms - we have 2 study rooms to allow our residents some quiet space to work away from their rooms.  One study room is a quiet study room where we ask anyone using the room to study quietly and respect others' need for quiet study, our other study room has more of a relaxed atmosphere, with arm chairs and bean bags - perfect for group study.

      Sports Hall - The sports hall is located at the end of Hamstead Hall's north wing. The sports hall is marked out with a badminton court and is free to use for all residents of Hamstead Campus, it's a great way to keep fit, for free! Simply sign out a key for access.

      All Weather Sports Pitch - located to to side of the Village Inn our multi use games area (MUGA) with all weather surface is a great place to stay active. We run organised matches and tournaments on Tuesday and Thursday evenings. The pitch is free and available for use at any other time - siply sign out the key!

      Hamstead Campus also has its own Student Bar 'The Village Inn'.  The Village Inn has Sky TV and runs various special nights throughout the year with regular Wii and Quiz nights too.

  • Can I have overnight guests?
    • You may have 1 overnight guest stay in your room. Guests are welcome for a maximum of 3 nights in any 7. You must sign in all guests/visitors at security where you will be handed a guest pass. This process is for your own safety so that we know just how many people are on campus in the event of an emergency.

  • Is the accommodation single sex?
    • In Hamstead Hall the residents share bathrooms therefore the accommodation is single sex with males on the ground floor and females on the top floor.

      All other flats are available to mixed or single sex groups according to your preference.

  • Is parking available?
    • There are plenty of parking spaces available at the campus. Parking is free but you must register and collect a parking permit. Spaces are allocated on a first come first served basis so book early to avoid disappointment.

  • Is there cycling storage on site?
    • There are two secure cycle stores on site. Please visit the Accommodation Office to obtain a key at a cost of £5 (refundable when you return the key).

  • What are security like?
    • Our security team are here to provide a professional, friendly service to all our residents. Security are here not only to make sure everyone is safe on campus but also to provide customer service out of office hours - maintenance enquiries, lost keys, fire alarms etc.

  • How do I report a problem with my room?
    • We have an onsite Accommodation Office open Monday to Friday between 9am and 12pm  and 1pm and 5pm. The accommodation team can be contacted using the internal phone (dial 1417) in your room or by dropping into the office in the centre of the Main Hall.

      Our onsite maintenance team can resolve most issues and you will be kept informed of progress until the issue is resolved.

      For maintenance enquiries outside of office hours you can contact Security (dial 1416 on your internal phone). Security will take a note and advise the accommodation team of any issues reported out of office hours or arrange for immediate assistance in case of an emergency repair.
